Rising Stars: Meet Frank Dominick of Myrtle Beach

Today we’d like to introduce you to Frank Dominick.

Hi Frank, thanks for joining us today. We’d love for you to start by introducing yourself.
I was born in Baltimore, Maryland, to two loving parents, and I grew up as the middle child of seven kids. My childhood was spent in the Baltimore County working class waterfront community of Oliver Beach along the Gunpowder River. Life there revolved around the water and family. Summers were filled with swimming, sailboating, cookouts, and traditional Maryland crab feasts—many of them supplied by crabs I caught in the river with my brothers.

At an early age, I realized I enjoyed working with people more than working with my hands. As a teenager, I was always out meeting people and making friends. Another pivotal moment in my life came when I was eleven years old. My older brother Joe took me to see Van Halen in concert, and that night changed me forever. Watching Eddie Van Halen perform had a profound impact on me and sparked a lifelong passion for music that continues to this day. What I witnessed that night forever changed my life. Edward Van Halen altered me on a molecular level. He rearranged my DNA.

In my twenties, I began building a career in sales, customer relations, and channel management. I worked for several national and international companies selling industrial products, HVAC systems, and air filtration equipment. During this time, I developed my sales style and eventually moved into leadership and management roles.

My real estate journey also began early. At twenty-three, I purchased my first home. Eleven years later, after relocating to Pennsylvania, I turned that property into my first rental investment, which sparked a deeper interest in real estate and property ownership.

After more than a decade in sales and investing in real estate, my wife and I decided to pursue a new venture and opened an Asian fusion restaurant in central Pennsylvania. Our restaurant developed a loyal following and received several local awards. We were also featured on multiple local news segments and even appeared on a national reality show on the Cooking Channel.

During the eleven years we owned and operated the restaurant, we built lasting relationships with local business leaders, supported charitable organizations in our community, and created countless loyal customers. My wife and I handled most of the operations ourselves. She became the lead sushi chef while I ran the kitchen using traditional wok-style cooking techniques. I also managed our marketing, including photography, video production for social media, and even composing the music used in our promotional videos. My wife handled accounting, purchasing, and menu creation.

I have also had the opportunity to participate in a few podcasts, which has been a rewarding experience. One of the most meaningful was an episode of the Leader Mentality podcast, where my broker, Rob, and I discussed my background as a business owner and how those experiences shaped my work in real estate. That conversation eventually led to the creation of the Modern Homes Podcast, where Rob and I share insights and information to help people better understand the home-buying and selling process.

Today, I work as a Realtor with Carolina Bays Real Estate & Construction and continue to combine my passions for business, music, and community here along the South Carolina coast.

We all face challenges, but looking back would you describe it as a relatively smooth road?
My wife and I faced some serious challenges during the 11 years we ran our restaurant. At one point, we had to overcome a lawsuit from our landlord while also navigating several staff changes. Through persistence and negotiation, we resolved the dispute, took full control of the day-to-day operations, and ultimately purchased the property ourselves.

There were also significant personal hardships during that time. Two years before opening the restaurant, I lost my sister Mary to cancer. Last year, we lost my youngest sibling, Vince, to the same disease. Two years ago, I also faced my own brief battle with cancer.

Those experiences tested us in many ways, but they also strengthened our resilience and determination to keep moving forward.

Thanks for sharing that. So, maybe next you can tell us a bit more about your work?
As a realtor, I bring years of real estate experience from multiple perspectives—client, seller, and investor. Having personally navigated each of these roles, I understand the process from all sides and use that insight to guide my clients with clarity and confidence. I’m known for my tenacity in serving those I work with and for maintaining a strong referral network of trusted service providers and business partners who help make relocating to the Grand Strand seamless. From property managers to legal professionals and lenders, every provider I recommend has been carefully vetted.

What truly sets me apart is that I don’t rely on scripts or canned presentations. My wife and I personally interview every client we consider working with. If we decide we’re the right fit for one another, we deliver a level of service that is thoughtfully tailored to that individual client’s goals and needs.

My tagline says it best:

Who else deserves credit in your story?
My wife Vivian, my restaurant staff and clientele, my broker in charge, Rob, a former co-worker, Val, and every client I have had the honor to work with thus far. Each process leads to a new learning experience and knowledge I bring to each successive client.
