Hidden Gems: Meet Jamie Braun of DBA – ASSURED Property Management / Legal: Assured Property Management Services, LLC

Today we’d like to introduce you to Jamie Braun.

Hi Jamie, so excited to have you on the platform. So before we get into questions about your work-life, maybe you can bring our readers up to speed on your story and how you got to where you are today?
I have been managing properties throughout Horry County since early 2019, managing the day-to-day operations and management of a local property management company before deciding to branch out and start my own business in early 2024. Prior to that, I worked in property and regime management in Charleston, SC, before making Conway my forever home.

Before property management, I spent a decade crusading for animal welfare in nonprofit development roles, both locally and nationally. It was a rewarding career, but ultimately my love for real estate gave way, and I was able to separate the two by volunteering in the community on my own time and working full-time in the field that I love. This has given me a unique perspective on the need for pet-friendly housing, and I consider our company very pet-friendly so that all family members can live in a home together.

I hold a graduate degree in Human Services and a Bachelor’s degree in Business Administration – both of which have uniquely prepared me for working with people and successfully running a business.

I am professionally licensed in the state of SC and have completed several training programs in Fair Housing, Business and Process Management, HOA Management, Marketing, Operations, and Accounting. To be honest, I’m a self-admitted lifelong learner.

With a passion for real estate and homes, I truly love the variation of property management, in that there is always something new and different happening on a daily basis. I enjoy getting to work with owners, residents, real estate agents, and vendors; building strong relationships based on clarity and transparency. I have a very strategic mindset, and have helped many businesses grow and improve over the years, which led to my vision for how I wanted to develop and maintain my own management company. Promising to do things differently and to always operate with integrity, I hope to continue to make a name for myself through earning and maintaining a high level of trust with everyone I work with.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
In my opinion, nothing that is worth doing is without challenge, but I am also a firm believer that everything happens for a reason.

It was a huge leap of faith to start my own business in property management. I know the business like the back of my hand, have a strong foundation in managing businesses, and have always conducted myself in a way that I would wish to be treated if I were working with a management company. But you don’t build a strong portfolio overnight, and knowing what I wanted and the type of client(s) I wanted to work with, I’ve had to say no to quite a few that didn’t fit the vision that I have for my company. That’s not easy to do when you’re starting out; when you’ve invested aggressively into starting a business and still have day-to-day bills to pay. To ensure I didn’t have to make decisions that could ultimately undermine my values, I supplemented my income with part-time work. That was instrumental for me, giving me the freedom to build my company on my terms, not out of desperation. And that’s just what I’ve done.

I don’t ever want to be the biggest property management company in the area; I want to be the best. Having a boutique-sized operation where I can always deliver on my promises to those I partner with is more important to me; quality over quantity isn’t just a saying, it’s a way of business for me.

Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
Having been a property manager in the area since 2019 and managing portfolios of over 150 long-term rental properties successfully, I saw a pressing need for a property management company that truly values integrity and excellence. With this vision in mind, I founded ASSURED Property Management to offer homeowners and investors a superior level of service that stands out in the industry.

Owners have access to an online portal where you can view statements, invoices, and important documents, as well as make contributions for approved maintenance. Tenants also have a portal where they can pay rent online, access important documents and communications, and submit maintenance requests. We have different pricing models dependent upon your needs and how hands-on you prefer to be, including Tenant Finder Services for self-managing owners.

What are your plans for the future?
I’ve established a strong foundation and vision for my company. To uphold our standards and values, I am selective; but it’s for the right reasons, as this is a long-term relationship. Property owners should also be selective in who they choose to manage their properties. It’s not about the cheapest option, though my pricing is very competitive. It’s about being the right fit for each other and building a partnership based on trust. I encourage prospective owners to interview multiple companies, just as I am interviewing them.

With that being said, the plan is to continue growing ASSURED Property Management at a slow and steady pace, never compromising our integrity for money. We will stay small, between 100-150 full management properties, while also remaining flexible enough to always be available for our self-managing clients for Tenant Finder Services.

We will continue to invest in and upgrade the tools that make the lives of all we do business with easier, while also investing in continuing education and giving back to the community we are a part of.
