Hidden Gems: Meet Heather Schlabach of BNB Breeze

Today we’d like to introduce you to Heather Schlabach.

Hi Heather, please kick things off for us with an introduction to yourself and your story.
BNB Breeze is a sibling owned short term rental (STR) management company. My older brother, Landon, started BNB Breeze on his own back in 2018. I bough into the company a few short years later and together we built the management company we needed. As real estate investors ourselves, we had a good idea of what we wanted the company to entail. Between Landon’s visionary leadership skills and my integrative attention to detail; we are very proud of what we have been able to accomplish in a few short years in the industry.

With over 150 properties across 14 different states, we have a unique remote approach to STR property management, that we feel works incredibly well. We have around 15 full time team members, several part time team members, and a robust group of independent cleaners and maintenance workers as well. Our company culture was built on our core values of Excellence, Adaptability, and Life Giving. Every company decision is filtered through these values. The sibling dynamic is definitely felt in our leadership style, and leading this team to provide guests with memory building vacations is a true honor that we do not take lightly!

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
I can honestly say we have had one of the best experiences building the BNB Breeze brand. A big part of that is our three-tiered leadership. With Landon leading as CEO, AJ Raber (a longtime friend) serving as CSO, and myself as COO, we have a great balance. The ability to bounce ideas off each other and problem-solve together is genuinely fun. We recognize that we will never be in this season of growth again and are grateful for each moment of the journey. That is not to say it has always been easy! There have definitely been some hard times and, as you can imagine, plenty of sibling bickering, but I think I can speak for all three of us when I say we love what we do and have fun doing it!

BNB Breeze is a sibling owned short term rental property management company. We handle the listing, turn over, maintenance, and more for the short term rental properties. We manage over 150 homes across 14 different states which is a unique approach to property management. The flexibility of specializing in a remote management structure allows us to go wherever our investors would like. We often assist in the purchase of properties and market research required for successful STRs. It encourages a deeper rather than wider relationship with our homeowners. Meaning most of our homeowners have two or more properties that we manage.

Our property type is: large family friendly homes including cabins in the mountains of Pennsylvania to beach houses in Florida. Me and my brother invest in short term rentals ourselves and provide a homeowner insight to our management structure. Our company is built on three core values: Excellence, Adaptability, and Life Giving. These values are reflected in everything we do from messaging guests, assigning cleaners, and communicating with homeowners.

We are incredibly proud of the team we have built to assist us in our goal to provide the highest ROI for our homeowners while providing guests will incredible memory making vacations!

Can you tell us more about what you were like growing up?
I grew up in a rural area in the foothills of the Carolinas. I always loved the outdoors, but I also had a somewhat introverted personality, so I spent a lot of time reading. I breezed through The Boxcar Children books and the Nancy Drew series rather quickly 🙂

I had an incredible family life as a child, which contributed greatly to what I consider to be my positive life values today. Those same values are deeply incorporated into our company culture.

I excelled in school and honed my detail-oriented personality there. Despite my introverted tendencies, my family’s open-door policy for friends and loved ones taught me to love hosting and to truly enjoy others’ company.

I’m grateful for the combination of academic, outdoor, and relational interests that my childhood instilled in me.
