Exploring Life & Business with Rosi Ullerich of Madrona Properties

Today we’d like to introduce you to Rosi Ullerich.

Hi Rosi, so excited to have you with us today. What can you tell us about your story?
I am Real Estate Broker specializing in property management. Out of high school, I graduated a year early at 17, skipped college, and went right to work. At the age of 21 I left my corporate job in Seattle for the most important work of all, being a mom (and step-mom). As the kids got older and I stepped back into the workforce in my 30s, I knew I was ready to build something big. I started working in real estate back in 2016, in my hometown of Olympia WA. I quickly realized I dislike real estate sales, and instead leaned into the residential rental market. For a change in scenery, we moved to North Charleston in 2020, where I earned my Broker In Charge license and have continued to build my property management company. Today, we own 21 rental units, 5 of which are short-term rentals here in North Charleston. Those are my favorites! I have found that I love hosting. Yes, it’s a lot of work, but I genuinely enjoy creating spaces for travelers.

I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
As a female business owner, there have been many times I’ve felt underestimated in my field. That has never slowed me down, though. From the very beginning, I’ve banked on my work ethics and dedication to get me by. My life has been a shining example of the American dream. Coming from generational poverty and no college education to building a successful, thriving business. Through the personal challenges of living with Bipolar II Disorder and past struggles with addiction, I recover out loud to show the world that change is possible. We have a choice to use our hardships as an excuse to fail or motivation to build a better life.

Thanks for sharing that. So, maybe next you can tell us a bit more about your business?
Madrona Properties is a real estate agency, specializing in property management. We manage both long and short term rentals. There are a few things that set us apart from other real estate agencies. First off, I don’t do sales. While I have education and experience in real estate sales, enough to know that is not my primary interest or skillset. My clients know that their rental investments have my full attention. As an investor and rental owner myself, I understand the challenges that come with owning rental properties. I bring both personal and professional experience into practice. The other detail that sets us apart is the blend of both long-term and short-term rental management. It really is the yin and yang of property management. I take pride in the short-term rental portfolio we have built. It has grown each year since we started our first Airbnb 4 years ago. We now have 5 right here in North Charleston. We have built a brand that people trust and we get a lot of repeat guests. They come back because they know its going to be clean and reliable. I run my rentals as places I would like to stay at myself, and treat my guests as I would want to be treated. Its pretty simple, and it works.

If we knew you growing up, how would we have described you?
As a child, I was strong willed and curious. I loved being outside, whether it be climbing trees, riding dirt bikes or helping my grandma in the garden. Coming from a big family with lots of sisters, step-siblings and countless cousins, my dream ‘job’ was to be a mom.
