Today we’d like to introduce you to Gretchen Sells

Gretchen, we appreciate you taking the time to share your story with us today. Where does your story begin?
“I initially set out to purchase a duplex in the Charleston area, working remotely with a realtor since I’m a native California girl. The realtor had just come across a listing on Arco Lane and was eager to share it with me. The moment I saw it, I fell in love—not just with the stunning lake view, but also with the idea of owning a property by the water. Since day one, it’s been used as a vacation rental (Carolinawaterfrontrentals.com). Starting a short term rental business was totally new to me, but I felt that I was up to the challenge.

We all face challenges, but looking back would you describe it as a relatively smooth road?
It definitely hasn’t been a smooth road, and honestly, that’s often the case in the world of short-term rental ownership. There are so many moving parts, and the challenges can feel overwhelming at times.
One of the biggest struggles is the dependence on others to get things done. It is imperative to find and retain self directed and automatous team which consists of housekeepers, property managers, and maintenance professionals. Additionally, the unexpected emergencies that come with homeownership and short-term rental management add another layer of difficulty to the process. Keeping the property at the high standards required to maintain Superhost status on Airbnb and a Premiere host status for VRBO is a lot of work and takes a team effort. When it all works together and the guests are happy with their stay, it makes everything that we do fulfilling and worthwhile.

As you know, we’re big fans of you and your work. For our readers who might not be as familiar what can you tell them about what you do?
Our main focus to to provide accommodations that enhances the vacation vive for the guest. We specialize in providing a clean and safe environment. Location, Location, Location is also something that we are known for. The community is in an ideal location. Close to both the I26 and 526, Tanger’s outlet, Performing Arts Center and the Coliseum. What sets us apart is that the community surrounds a man-made lake.

What has been the most important lesson you’ve learned along your journey?
I really care about providing a great experience for my guests, and I hope that this passion shines through in the way that I approach this business. Owning and managing a short-term rental certainly takes a lot of effort, but I have a solid mindset that helps me to stay focused on what matters: making the space as welcoming and pleasant as possible for those who stay there. Every guest has their own expectations and sense of what “perfect” looks like, so by maintaining high standards and creating that feeling of a brand-new experience for each arrival, I hope, is a thoughtful way to ensure the space stays inviting and special and feel like the guest is in their own private, luxurious escape.
Responding to issues quickly is also essential. It can not only prevent guest dissatisfaction but also reinforce the idea that I truly care about their comfort. You can’t predict everything that will happen in the course of a stay, but being able to adapt—whether it’s handling last-minute requests or finding creative solutions to unexpected problems, shows that you’re willing to go above and beyond.
In Summary, one of the most important lessons that I have learned is that if I operate with kindness, integrity, and professionalism this will fill me with satisfaction that I am trying to do things the right way.
