Inspiring Conversations with Rachel Massey of Rachel Massey, REALTOR® with Coldwell Banker Caine

Today we’d like to introduce you to Rachel Massey

Hi Rachel, so excited to have you with us today. What can you tell us about your story?
Real estate has been a personal passion since I was little. From a young age, I looked at online and newspaper ad listings of homes around Greenville. At the age of 10, I was drawing houses from listing ads and paper descriptions from the “For Sale” sign holders. In middle school, I even job-shadowed a top agent for the day, learning and soaking in everything I could. After getting my Marketing degree from North Greenville University, I set my eyes on Real Estate School at Wyatt Institute. After I finished Real Estate school, I worked for a small boutique brokerage in Greenville as a Marketing Director and part-time Realtor. My husband got a job near Charleston, and I felt like I was starting all over.

I wanted to be in the real estate industry but needed help on job-finder websites. I immediately messaged a Brokerage Instagram page I had been following for a few years and literally “shot my shot” with them. I sent a summary of my resume and let them know what kind of position I was looking for. They surprisingly messaged me back (they had over 11K followers, so I didn’t think they would see it), and I got an interview. And I eventually got the job. So I moved to Charleston and worked as an Executive Assistant & Marketing Manager for a boutique brokerage on Isle of Palms. I worked for a Top Agent in Charleston and learned how to become successful from my former Broker. Due to market changes in Charleston, I lost my position and quickly had to pivot what I would do (professionally) next. My husband and I moved back to Greenville, and I decided to fulfill my dream of being a Realtor full-time. Once I moved back to Greenville, I knew exactly where I wanted to be: Coldwell Banker Caine. I had been a sponge for The past 5 years of my life, soaking up all the information I could while learning from the best in the business. I’ve also had the privilege of working on over 80 transactions within a few years.

Please talk to us about the challenges and lessons you’ve learned. Looking back, would you say it’s been easy or smooth in retrospect?
Nothing is ever perfect, so the road has not been smooth. My dad passed away unexpectedly 4 months after my husband and I moved to Charleston (April 2022). We were close, and I felt he truly knew me (we were a lot alike). It messed with my head mentally; I lost track of all my goals. I felt like I had no goals or purpose after that. I struggled the first year, even getting out of bed to work. Some days were worse than others, but I realized some things needed to change because I went further downhill daily. I ended up going to a mental health facility in North Carolina after I started getting severe panic attacks (which I had never gotten before) to help get some clarity. The following year, my husband and I got married (May 2023), and the day after I got back from my honeymoon, I lost my job, which I didn’t even see coming. Then, two weeks after that happened, we found out my husband had cancer. Nothing is more terrifying than hearing a Doctor say that word. The timing of losing my job worked out perfectly, though. I could take my husband to his many doctor appointments, scans, etc. He ended up having surgery to have the large tumor removed, so he was pretty much bedridden for 6 weeks. So I was able to be home with him during those 6 weeks. So, I put my Real Estate career on hold for 3 months. After we received word that he was cancer-free, we knew it was best to move back to Greenville. We had a lot of family and work struggles, and both of our families lived in the Upstate area. We just wanted to be closer to our family and love calling Greenville our home. I’ve had many professional struggles, but those are my most significant setbacks during my career. More recently, starting my career/business in Greenville has been a slight struggle. I’ve had to start all over with my business, and it’s a different market than Charleston.

*I dedicate all of my successes in life to my dad. He pushed me to be the best person I could be (which is successful in his world). I was the first person in my family to graduate from college, primarily because of him.

Thanks for sharing that. So, maybe next, you can tell us more about your business.
I am dedicated to delivering a seamless buying or selling experience in Greenville & surrounding area. My expertise lies in residential real estate, with a focus on luxury properties, first-time home buyers, experienced clientele, relocations, and investors. What sets me apart is my commitment to providing concierge-style services to all my clients, regardless of the transaction size. This means you can expect the same level of attentive and guided service, whether you’re buying a million-dollar property or a small land parcel.

I offer helpful guides (buyer & seller) that take you step-by-step through the buying/selling process. I focus on the deal’s details, and clients are always aware of the situation. I provide a detailed Greenville & Spartanburg guide if you’re new to this market. It not only gives information on the areas but also the guides give market data, which is helpful to transplants who don’t know the areas or markets. If you’re considering selling your home, I offer a comprehensive seller consultation. This includes an extensive marketing and communications plan, professional photography/videography/layouts, professional measuring, home staging, and a new survey if required. We’ll also review a detailed CMA that I’ve specifically created for your property. It’s worth noting that my brokerages’ average sales prices are 27% higher than GGAR, demonstrating my ability to secure the best possible price for your home.

I always start with a consultation if you’re looking to buy a property. During this, we discuss wants, needs, and desired timelines and gather other important information. This will set the stage for an effective and efficient working relationship. This is a time for us to get to know each other- so I ask many questions (you wouldn’t go to the doctor and expect them to know what’s wrong with you without asking you questions first). Then, the fun begins: the home tours! I provide my clients with a Home Finding Needs Worksheet. Once you tour multiple homes, they all look the same, or you need help remembering certain features in each house. This worksheet helps prioritize wants and needs in your next home. Every step until closing and even after, I’m guiding my clients through the process.

I do a lot of social media branding, specifically on Instagram & TikTok. I love creating relevant/intentional content for my followers. There’s a lot of overwhelming/misinformation about buying/selling a home, and I love breaking it down for people in simpler terms. I share market data, step-by-step processes, design inspiration/trends, neighborhood data, home tours, local events, volunteer opportunities, local spots in/around Greenville, and, of course, sharing about life as a REALTOR®. My IG is greenvillerealtor_rachel.

I’m so proud to be part of a brokerage like Coldwell Banker Caine! Not all real estate companies are the same. We are supported by marketing professionals, market experts, and world-class technology. Caine has over 200 agents and continues to grow. Caine has helped more than 100,000 families in the Upstate. Our average sales prices are 27% higher than GGAR, 12% higher than SAR, and 19% higher than WUAR. Caine also plays a significant role in volunteer roles in Greenville. Caine has donated over $550,000 to nonprofit organizations and volunteered over 1,200 service hours.

Is there something surprising that you feel even people who know you might not know about?
A surprising fact about my real estate brand is that I have a philanthropic mission embedded into my business model. For every property sold, a portion of the proceeds goes towards supporting local charities or community development projects. It is so imperative to make a positive impact beyond just buying and selling properties. Fostering a sense of social responsibility and giving back to the community is essential. I volunteer/member with The American Legion Auxillary Post 3 in downtown Greenville. The American Legion Auxillary exists to support The American Legion and to honor the sacrifice of those who serve by enhancing the lives of our veterans, military, and families, both at home and abroad. I serve as the Committee Chairman of Public Relations & Americanism.

Another surprising fact about my brand is that I have a hidden talent for interior design. I often incorporate my creative expertise into the properties I list, giving clients a distinctive and appealing aesthetic that sets them apart in the market. I’ve had years of home staging experience. This unique service can attract clients looking for something extra special in their real estate investments.
